The project was developed on a 16.8-acre site and received a Certificate of Occupancy from the County of Riverside in September 2021. The project was built to modern institutional specifications, including minimum 36’ clear heights, 46 dock high loading doors, two ground-level loading doors, 186’ to 196’ secured concrete truck court, 191 parking stalls, and 64 trailer stalls.

The project is within a one-day drive of ±50 million people and is strategically located in the Inland Empire East submarket of the greater Los Angeles Basin, one of the tightest and highest barrier-to-entry industrial markets in the U.S. The project was acquired vacant from the original developer concurrent with the execution of a long-term lease with one of the largest e-commerce enablement and fulfillment platforms in North America.
